  • Helping you define your “true needs” versus your “wants”
  • Guiding you through the mortgage approval process
  • Assisting you in identifying a great neighborhood and finding a suitable home

  • Writing a strong offer
  • Getting your offer accepted in a multiple offer situation
  • Negotiating the offer and contract terms
  • Ensuring a smooth close of escrow
  • Relocation

The Home Mortgage Application

Homes in the Palo Alto Area often end up in multiple offer situations when they first hit the market. We collaborate with well-respect mortgage lenders that listing agents trust to give you an edge on the competition. Our associated mortgage lenders will help you get pre-approved for your home purchase, and even call the listing agent in advance to vouch for your ability to get financing through their company. From the very beginning, you will be an extra step ahead of the rest. Please click here more information about the mortgage process…

Home Buying Negotiations

Locating your ideal home should be your biggest concern; wading through required paperwork and advising you on whether to make your offer subject to certain terms or contingencies is our specialty. Our experienced Keller Williams agents will guide your through all contracts and offers to help you get the most favorable terms when buying your next home.

Home Inspections

Certain inspections are required by institutions such as the California government, lending agencies or local customs. Important inspections include:

  • Wood destroying pests and organisms (such as termites) inspection
  • General home inspection
  • Natural hazard disclosure statement
  • HOA documents and 12 months of association meetings
  • HOA financial viability report
  • Preliminary title report

In the Palo Alto area, it is customary for inspections to be paid for by the seller, but occasionally, you will want to have additional inspections ordered as well. Our agents will help guide you through the inspection process and make sure all your bases are covered.

Home Title Searches

A claim or lien against your new Palo Alto Area home can prevent it from being transferred to you. It is important to obtain an “Owner’s Policy of Title Insurance” to protect you against losses that might arise from covered claims on the title. This process and its payment varies from county to county—for example, sellers in Santa Clara County pays for the insurance in full while sellers in San Mateo County pay 50% while buyers pay the other half.

Relocating to the Palo Alto Area?

Once all the paperwork is done and the deal has been closed, the last thing left to do is to move. Your Keller Williams agent will help you through the process of relocation so you can get in your new Palo Alto Area home quickly and conveniently, and begin living your new life as soon as possible.
