Home Inspections
Certain inspections are required by institutions such as the California government, lending agencies or local customs. Important inspections include:
- Wood destroying pests and organisms (such as termites) inspection
- General home inspection
- Natural hazard disclosure statement
- HOA documents and 12 months of association meetings
- HOA financial viability report
- Preliminary title report

Home Title Searches
A claim or lien against your new Palo Alto Area home can prevent it from being transferred to you. It is important to obtain an “Owner’s Policy of Title Insurance” to protect you against losses that might arise from covered claims on the title. This process and its payment varies from county to county—for example, sellers in Santa Clara County pays for the insurance in full while sellers in San Mateo County pay 50% while buyers pay the other half.
