Emerald Lake Hills Neighborhood —Oak covered hills, lakeside properties, and a charming country atmosphere
Depending on what part of Emerald Lake Hills or (Emerald Hills as it is also called), you live in, you could be a resident of Woodside, Redwood City, or an unincorporated area of San Mateo County. This strange division of jurisdictions makes Emerald Hills a markedly diverse community; but each area has gorgeous views, incredible natural beauty, and the feeling of a second home in the country.
Emerald Lake Hills Neighborhood Real Estate Insider
The median home in Emerald Hills sold for $1,339,999 in 2006, but homes can range from as low as $925,000 to as over $2 million. Zoning regulations and building codes vary, depending on which sector a residence falls in. Thus, it is not uncommon to see smaller, older modest homes next door to large new homes on one acre lots.
In the Redwood City area of Emerald Lake Hills are the neighborhood’s namesake lakes. One is privately owned by surrounding residents while the other lake is owned by a group of families and is open to those with summer club memberships.
Because of the pleasant atmosphere, residents in Emerald Hills are often more prone to walk than to drive. The natural beauty of the neighborhood is maintained by ordinances, such as a tree protection ordinance and bi-annual tree giveaway organized by the Emerald Lake Hills Homeowners’ Association. Other environmental touches include three giant granite boulders at the neighborhood’s entrance, Hadley Rock, and a 94-foot-tall white Easter Cross atop a hill. There is also a public open space preserve Edgewood County Park, nearby.
Residents moving to Emerald Hills should research which jurisdictions their home falls into, as each area has its own specific considerations. For example, the Woodside area falls into a different school district and is on septic system while the other parts have sewer access.
