Westridge Neighborhood —An exclusive but relaxed community with a rural beauty and ample room for horses
Though large, homes in the Westridge neighborhood of Portola Valley are understated and never overbearing. Developed in the rolling hills along Stanford’s Jasper Ridge nature preserve, the residents of Westridge go to great lengths to preserve the neighborhood’s rural beauty. With bridle path easements on each property, large lots and plenty of open space, the Westridge neighborhood in San Mateo County is a great place to stretch out and settle down.
Westridge Neighborhood Real Estate Insider
The homes in Westridge are priced between $1.9 million and $5.1 million with the median home in 2006 priced at $2.8 million. Westridge’s origins date back to the 1920s, with many mature, live oaks still standing from that era and well before.. Lots are a minimum of two and a half acres and each homeowner can keep up to five horses.
Westridge’s character is retained by strictly enforced “Protective Restrictions and Regulations at Westridge.”, which is a set of covenants and restrictions. Though horses are welcome, hogs are prohibited, and all landscaping and renovating must be approved. The Westridge Architectural Supervising Committee ensures that large homes never obscure the splendid surroundings and gorgeous views of the western hills. Most homes cannot be seen from the road.
Bridle easements on each property make up over 10 miles of trails for hiking and riding and contribute to the feel of natural open space. But despite the natural feel and openness, excellent shopping is still conveniently located nearby at Nathhorst Triangle, Village Square, and the Ladera Country Shopper.
Portola Valley is perhaps the most socially interconnected of all of the Country Property areas of San Mateo County. Residents claim they cannot take a walk without meeting friends and neighbors. Everyone meets and socializes when walking their dogs, shopping, horseback riding and through the Alpine Hills Swim and Tennis Club. Many people also meet through the local public school foundation fundraising functions.
Despite a very rural feel, Westridge and Portola Valley are conveniently located just west of Hwy 280, about a 5-7 minute drive. Many residents work in San Francisco or in the tech business in San Jose. Venture Capitalists like the neighborhood because it is minutes from Sand Hill Road where many Venture firms are located.
Westridge Neighborhood School Information
Westridge students attend Ormondale School (K-3) and Corte Madera School (4-8), which are part of the outstanding Portola Valley School District. Both of these schools score in the mid 900s on the API. Afterwards, students attend Woodside High School which scores somewhat lower, due to a greater mix of students. Many families send their children to private schools in Atherton and Palo Alto. However, programs such as the Gifted and Talented Education (GATE) program ensure that determined students receive an excellent education, and top tier students go on to attend top National Universities including Stanford, the Ivies, and University of California Campuses.
