Ladera Neighborhood —A connected neighborhood with a strong sense of community

Ladera is somewhat of an anomaly in San Mateo County. Located between Portola Valley and Stanford University, Ladera was originally planned as a housing co-op, but was sold to developers before the vision came to fruition. Today, Ladera remains unincorporated, and though often considered part of Portola Valley, California, it functions as a community unto itself. Residents of Ladera value its sense of community and belonging, likening the atmosphere to a small Midwestern town where neighbors look out for each other.

The median home in Ladera was priced at $1,601,000 with home prices otherwise ranging from $1,295,000 to $2,095,000. There are approximately 535 homes in Ladera, with less than half dating back to the original mid-century homes. Many of the homes retain the ranch-style design, and quite a number are modern mid-century beauties sporting atriums, and glass walls. There are many custom built homes. Lot sizes range from as small as a quarter-acre to as large as two acres. Some homes have exquisite views of the Bay as far north as San Francisco, while others have a view of Sears Lake and the Stanford hills. Ladera’s hills are generally on mild slopes, with winding roads, and most homes have some flat yard areas.

There are many opportunities for both parents and children to get involved in Ladera. Children can compete on the swim team, attend summer or tennis camp or train to become a lifeguard, all at the Ladera Recreation Center. The pool is closed during the winter months. The Ladera Community Association also published a director of local kids who will pet sit and baby sit. Children enjoy living in Ladera so much, they often return when they have grown to settle down.

Parents get involved in community activities as well, by helping plan the Fourth of July Festival, organizing the annual garage sale, or hosting the Ladera Christmas caroling party. There is also a daily dog social hour at 5:30pm at Woodland School.

The Ladera Country Shopper also adds convenience to the town. Both a destination for residents of Ladera and Portola Valley, the Ladera Country Shopper offers wonderful restaurants, a Biachini’s grocery store, coffee house, dry cleaner, personal care, gas, banking and mail services, making this neighborhood one of the most convenient on the Peninsula. Although Ladera is within ¼ miles of the freeway, most homes do not have freeway noise due to the hilly geography.

Ladera Neighborhood School Information

Ladera is part of the outstanding Las Lomitas Schol District, which includes Las Lomitas School (which scores in the mid to upper 900s on the API) and La Entrada School (which scores in the mid 900s). Ladera students go to school in these Menlo Park Schools. Afterwards, students attend Menlo-Atherton High School, which was ranked by Newsweek magazine as one of the top 100 public schools in the nation.

Alternately, parents can opt to send their children to Woodland School, a private school on La Cuesta Drive.
