University South Neighborhood —A pedestrian-friendly neighborhood with an historic feel
The University South neighborhood of Palo Alto is similar to the Downtown North neighborhood in that it has a variety of housing types from historical clapboard and Victorian homes built in the 1890’s to ultra modern condominiums built within the past few years such as 800 High Street. The University South area is very desirable due to its close proximity to the thriving downtown Palo Alto restaurant and shopping district on University Avenue, and the prices per square foot reflect this.

Homes range from Craftsman to Queen Anne and Victorian style homes, with condominiums and apartments as well. The median house sold for $1,380,000 in 2006 with prices otherwise ranging from $575,000 to $4.9 million and the median condominium selling for right around $1 million.
Recently the University South neighborhood has gone through a significant transformation, due to the SummerHill Home Corporation’s development of over 100 single family, townhome, condominium and apartment units on what was previously the land for the Palo Alto Clinic. The Summerhill development of Queen Anne and Craftsman style homes fits in beautifully with the existing historical architecture. Part of the Summerhill development includes 2 acres of land set aside for a park. A group of residents of the University South neighborhood called the Friends of the Park are raising money to develop the new but sparsely furnished two acre Heritage Park. The community is also very interested in the restoration of the downtown branch of the Palo Alto public library, and is working with the city to accomplish this goal
Families enjoy this Palo Alto neighborhood because they can walk to all of their activities be they at the Lucie Stern Community Center, the Junior Zoo, the downtown Palo Alto Library, Rinconada Park, as well as do all of their shopping in downtown Palo Alto. This “walk everywhere” convenience has also become the primary means for people in the University South neighborhood to meet and socialize with their neighbors, and has led to a strong sense of community. Although Palo Alto’s University South neighborhood is one of the most urbanized on the Peninsula, there is an old fashioned type of community togetherness that is the product of meeting one’s neighbors as you sit on your porch, tend to your garden, or walk your dog. The residents who live here wouldn’t have it any other way.
University South Neighborhood School Information
As part of the Palo Alto Unified School District (PAUSD) University South’s schools perform outstandingly well on the API compared to other Santa Clara County schools. Students attend Addison Elementary School, Jordan Middle School and Palo Alto High School, the latter two of which are required by the PAUSD to submit accountability reports to the community, which can be viewed online.
