Though not an officially named neighborhood. South of Midtown melds the conveniences of the Midtown amenities with a slower paced, family-oriented neighborhood. With intriguing Eichler homes and a strong sense of community, South of Midtown remains one of the best places for new families to purchase a home in Palo Alto CA.

Homes in the South of Midtown neighborhood range in price from $870,000 to around $2 million in 2006. Most of the homes are the Eichler single story homes built post-World War II during the area’s population boom. Eichler homes are the epitome of “California Modern” and were designed to let families enjoy the mild San Francisco Bay Area climate with many windows letting in natural light. Some homes have been modified and many more have been torn down in favor of larger, two or three story houses.

South of Midtown is located between Loma Verde Avenue, East Meadow Drive, Middlefield Road and Alma Street. Traffic on these streets can be quite busy, but within the neighborhood the streets are amply safe for pedestrians and children at play.

A row of six churches of various denominations line the eastern side of Middlefield. Also located in South of Midtown is the 21.4-acre Mitchell Park as well as a Little League field.

Recent concerns have arisen over the increasing expansion of the neighborhood through the bulldozing of older homes and the zoning of new developments. Residents fear that the neighborhood’s original character will be threatened by overly large, newer homes.

School Information

South of Midtown children attend El Carmelo Elementary School, Fairmeadow Elementary School, J.L Stanford Middle School and the high-scoring Gunn High School. Most of the homes in South of Midtown are within walking distance of the schools. Parents can also opt to send their children to the International School of the Peninsula, a private K-8 Chinese and French immersion school.
