Palo Verde Neighborhood —Desirable Eichler homes in a shady canopy of ash trees
It’s no wonder why this neighborhood is named Palo Verde (the Spanish word for green). Residents of Palo Verde claim that the neighborhood feels 10 degrees cooler than the rest of Palo Alto on warm summer days, due to the vast canopy provided by the ash trees lining the quiet streets. Designed by Joseph Eichler, Palo Verde has wide cul-de-sacs and winding streets that are designed to reduce traffic and inspire a sense of community. The homes are also Eichler-designed, and, though once less popular in the past, are now very much in demand by gen X and Gen Y.

Homes for sale are slightly more affordable than property in the rest of Palo Alto, with prices ranging from $936,000 to $1.9 million and the average home selling for $1.2 million. There are also condos in Palo Verde which sold for around $775,000 and $840,000 in 2006.
The Eichler homes in Palo Verde are designed to blur the lines between indoors and outdoors and take advantage of the mild San Francisco Bay Area climate. With glass walls, open floor plans, light-filled atriums and post and beam structure, an Eichler house is the quintessential “California Modern” home. These homes are very desirable to young couples and small families. Eichler homes, however, are very difficult to renovate and The City of Palo Alto planning department enforces strict MFA’s (maximum floor area) to lot size ratios in order to retain the character of the city.
Aside from architectural amenities, Palo Verde is infused with a heightened sense of community. The streets are quiet and safe enough for children to play in and there are two nearby parks: Don Jesus Ramos Park and Henry W. Seale Park. Community events designed to facilitate warm, neighborly interaction include cooking demonstrations, block parties, picnics and progressive dinners.
Palo Verde has also recently organized the Palo Verde Residents Association (PRVA) which serves as a conduit between the City of Palo Alto and developers. PRVA’s goal is to build “a stronger community” and has negotiated better landscaping around the perimeter of a development, and an extension of the bike lane on Loma Verde and the funding of a traffic study.
Palo Verde is also home to the renowned Swim & Tennis Club. Founded in 1958, the club is so popular that there is a two to three year waiting list for new members.
Palo Verde Neighborhood School Information
Palo Verde is served by its own Palo Verde Elementary School and J.L. Stanford Middle School and Gunn High School. As all schools in Palo Alto, these schools are outstanding and score very well the API, particularly Gunn High School, which sends many top-tiered students on to prestigious California Universities and Ivy League schools. Childcare can be provided by the Palo Verde Kids’ Club.
