Home styles vary throughout Leland Manor / Embarcadero Oaks / Garland Drive and sold in 2006 at prices ranging from $1 million to $3 million. Homes in Leland Manor were built in the 1930s and are all serviced by underground utilities, making it one of the first neighborhoods to do so. Embarcadero Oaks has traditional, two-story East Coast style houses built in the 1930s in the western half and mostly post-World War II single-story, California ranch-style homes in the eastern half. About 100 more California Ranch Style homes are located on Garland Drive and Oregon Avenue.
As with all of Palo Alto, the city enforces strict maximum floor area ratios in order to maintain the city’s character. Before making renovations, residents should always check with city standards.
The neighborhood, however, has no formal association. Neighbors still manage to bond through annual events such as the Christmas light display, which draws thousands of visitors each year to see Christmas Tree Lane along Fulton Street.
Generally, there is very little through traffic in the area, especially in the secluded Garland Drive area, where the only roads are winding, curved streets that work well to reduce the number of cars. However, residents along Newell Road in Leland Manor often show concern over cars speeding past. Inhabitants of Leland Manor / Embarcadero Oaks / Garland Drive, however, rarely have to deal with driving, as many activities and events are easily accessible by bike or by foot.
Other neighborhood events include the annual 4th of July potluck which draws around 150 guests and includes a parade that marches along Northampton and Southampton.
Neighborhood School Information
Residents of Leland Manor / Embarcadero Oaks / Garland Drive express great appreciation for parent involvement in the schools. Indeed, many families move to the area for the purpose of attending these schools, thus have a vested interest in helping out. Elementary students attend Walter Hays Elementary School and move on to Jordan Middle School and then Palo Alto High School. These schools tend to score high on the API, and many students often attend Stanford, UC Berkley or UCLA afterwards.
