Eichler homes have become highly desirable in recent years, which is reflected by the steeply rising prices in Greenmeadow, Palo Alto. Home prices range from $1067,500 to $1.6 million with the median home selling for $1,285,00 in 2006. A few condiminiums are available in Greenmeadow as well, ranging from $501,000 to $930,000.
Eichler homes are the epitome of the “California modern” architectural design. As a departure from the site-planning engineer designed suburban tract homes typical to Santa Clara County, each Eichler home has a distinct personality that reflects that of its inhabitant. Though all Eichlers are based around an open floor plan with a post-and-beam structure, glass walls and atrium that accentuate the pleasant San Francisco Bay Area climate, families can add their own personal touches through landscaping or renovations to make it their own. The result is a street lined with historic, eclectic, modern looking homes.
In order to preserve the Eichler look and feel, there are rather strict covenants enforced with homeowner’s deeds. All remodeling and building plans must be cleared with the neighborhood architectural review committee and homeowners are barred from adding a second story or drastically changing the contemporary look of the home. Additionally, the city of Palo Alto enforces strict maximum floor ratio restrictions in order to maintain the character of the city.
Eichler’s vision did not end with unique architecture, however. Every Eichler community is centered around a community clubhouse. In Greenmeadow, the club house includes a swimming pool and a private park. The community center was purchased by the Greenmeadow Community Association in 1955. Residents can use the pool with an annual membership fee, but people from outside the neighborhood can also pay a fee to enter.
Greenmeadow residents also come together for other organized events, such as an Easter egg hunt, a Labor Day picnic and Halloween and Fourth of July celebrations. There are also 12 subcommittees through which residents can engage themselves in the community.
Green Meadow Neighborhood School Information
Greenmeadow is served by the Palo Alto Unified School District (PAUSD), which, especially at the elementary and intermediate level, excel markedly on the API above other Santa Clara County school districts. Parents can opt to send their students to Fairmeadow Elementary School, J.L. Stanford Middle School and Gunn High School, or the private schools, Palo Alto Prep School and Gideon Hausner Jewish Day School. Note that PAUSD schools must submit accountability reports to the community, which can be viewed easily on the Internet.
