Green Acres Neighborhood —A pedestrian’s paradise with the perfect blend of city and country living
Formerly covered by vast orchards, Green Acres retains its rustic charm as one of Palo Alto, California’s calmer, more low-key neighborhoods. With all the schools within walking distance and a safe, neighborly atmosphere, busy Green Acres parents enjoy the convenience of never having to drive their kids to school. Bicycle hobbyists and commuters also have easy access to city bike routes. Green Acres is also home to an ethnically diverse populace that provides a stimulating international environment for children to learn in.
Green Acres Neighborhood Real Estate Insider
Most of the homes in Green Acres were built post-World War II in the traditional ranch house style. Green Acres is especially luckily to have averted the trend towards tearing down old homes to build humungous houses that sap away the character of the community’s architecture. Palo Alto enforces strict maximum floor area ratios in order to restrict homes that are too large for their lots.
Renovations are not uncommon, however, and a few Spanish-style manors or updated modern homes can be seen in the neighborhood. The newest development, Glenbrook, brings in 12 brand new homes to Green Acres. Homes sold in 2006 at price between $1.3 million and $2.8 million, with the median home selling for about $1.6 million.
Neighborhood perks include the aforementioned city bike routes, including a tree-lined bike path behind Gunn High School that allows bikers to travel all the way to Bol Park without using a busy, highly-trafficked main street. Within Green Acres are Juana Briones Park and Terman Park, as well as the schoolyards of Gunn High School.
One drawback of Green Acres’ proximity to the schools is the increased amount of traffic on the streets. Whereas Green Acres students don’t need a lift to Gunn, other Palo Alto students do, which raises pedestrian safety issue concerns with Green Acres residents.
