Homes vary in size and style in Adobe Meadow and Meadow Park, with prices ranging from $800,000 to $1.5 million in 2006. The median house sold for $1.1 million.
Homes in Adobe Meadow were mostly built in the mid 1950s. Brown and Kauffman Developments are prevalent in the area with several Eichler houses as well. The Eichlers are distinguished by their unique architectural design that blurs the line between outdoors and in by accentuating the natural light and mild climate of the San Francisco Bay Area. Open floor pans, sky lights, and sun-light filled atriums characterize Eichlers, which are becoming increasingly more desirable to young couples and new families.
Ortega Court, formerly the site of an elementary school, is now a block of larger, more expensive homes. Some properties are “flag lots” with homes hidden away from the road. City-owned trees are integrated into the front lawns of homes rather than placed along the sidewalk.
Meadow Park has about 44 Eichler homes, but is also subject to a strictly enforced maximum floor area ratios by the city and a single-story overlay. However, there are two cul-de-sacs, Charleston Court and Ensign Way, which are outside of the single-story zone.
Because of the lack of through streets, neighbors make contact with each other at the nearby Charleston Center, the Mitchell Park Library or Don Jesus Ramos Park. Adobe Meadow also holds an annual Labor Day weekend block party, organized by the neighborhood association. The association has nearly 300 active members who work to welcome new neighbors and help with emergency preparedness.

Many residents move to Adobe Meadow/Meadow Park from surrounding cities to take advantage of the outstanding Palo Alto schools. Students can attend Fairmeadow Elementary School, J.L. Stanford Middle School, and Gunn High School with the option to attend the private Challenger School. Gunn High School students consistently score high on the API, with many attending prestigious California universities or Ivy League schools.
