Between Marsh Road, Highway 101 and Bay Road lay three distinct Menlo Park neighborhoods: Suburban Park, Lorelei Manor and Flood Park Triangle. Though geographically similar, each of these neighborhoods is cohesive unto itself and offers its own unique qualities to its residents.

In 2006, home prices in Lorelei Manor ranged from $770,000 to $1,038,705 with the median home selling for $880,000. Most of the homes were built in the 1950s, but many of them have been renovated and expanded, creating a more eclectic look around the neighborhood. Lots are generally around 1/8 an acre, which is a bit smaller than most of Menlo Park.
Lorelei Manor has a very active neighborhood association, which plays a role in organizing social gatherings such as block parties, book clubs and holiday celebrations. The association also informs on and addresses concerns, such as the proposed Dumbarton Rail Project and Hetch Hetchy repair project that will affect the greenbelt at the entrance to the neighborhood.
Home prices in Suburban Park ranged from $865,000 to $1,299,000 in 2006 with the median home priced at $968,499. Homes were developed originally in 1947, but, as in Lorelei Manor, many have undergone remodeling and, in some cases, rebuilding. Also like Lorelei Manor, Suburban Park has an active neighborhood association, which has organized a Community Response Emergency Team trained by the Menlo Park Fire Department.
Flood Park Triangle's median home in 2006 sold for $913,500 with prices otherwise ranging from $770,000 to $1,395,000. Flood Park Triangle’s neighborhood association is less active than its neighbors’, and also experiences greater noise from Highway 101 and more through traffic.
School Information
The Suburban Park / Lorelei Manor / Flood Park Triangle area is served by Laurel School and Encinal School (the better performing elementary schools in the Menlo Park City Elementary School District), Hillview Middle School and Menlo-Atherton High School. Hillview Middle School scored just under the 900s on the API in 2005, and Menlo-Atherton High School was ranked as one of the top 100 public schools in the nation by Newsweek magazine.
