South of Seminary Neighborhood —A former pastoral retreat now lined with modest homes along tree-speckled streets
Named for the nearby St. Patrick’s Seminary, the South of Seminary neighborhood has changed little since its original development in 1940s and 1950s, except for the addition of a new neighborhood called Vintage Oaks, which was built in the mid 1990’s, and features larger lots and gracious and traditionally styled new homes. Old walnut trees, liquid ambers and native heritage trees give the neighborhood a timeless feel, but the range of young professionals, new families and empty-nesters in the area make South of Seminary a vibrant, active community.

Lots are typically around 11,000 square feet in Vintage Oaks, while homes range from 2,600 to 3,900 square feet. The inspiration for Vintage Oaks was the Crescent Park neighborhood of Palo Alto, and this gives Vintage Oaks a markedly eclectic and old money feel, despite its being a relatively new development. Located between Middlefield Road, Coleman Avenue, Willow Road and Santa Monica Avenue, South of Seminary residents are only a short distance away from downtown Menlo Park and Menlo Park schools. However, neighbors also find ample opportunities to convene within the community as well, including neighborhood barbecues, book clubs, a Halloween Parade, and other holiday celebrations.
Pedestrians and children can safely walk to a two-acre playground or Seminary Oaks Park along South of Seminary’s relatively traffic-less winding, roads with sidewalks along one side.

South of Seminary is served by the Menlo Park Elementary School District, including Laurel School, Encinal School and Hillview Middle School. These schools score very well on the API, hovering in the low 900s and upper 800s. High school students attend Menlo-Atherton High School, which was ranked one of the top 100 public schools by Newsweek magazine.
